What type of properties do you purchase?

We purchase mostly unimproved rural land. We will consider most any type of property but we focus mainly on unimproved rural land.

What is the process for signing documents?

You will need you sign the transferring deed and it will be notarized. We will arrange for a notary to visit you in your home, or other location, with the deed and witness your signature. Once the deed is signed, the notary will give you the money for the purchase of your property. Payment is usually in the form of a cashier’s check or money order. We try to keep it very simple for you.

How do I get paid?

As stated above, a notary will visit you at your home or other location and will have a cashier’s check or money order for you once the deed is signed. If this does not work for you, we can arrange another form of payment.

Are there any other fees or hidden costs after we agree on a price?

There are no other fees or hidden costs. We pay for the notary and any other fees. We may even pay any back taxes within reason.

Do I need an attorney or real estate agent?

You do not need an attorney or real estate agent. We are purchasing the property from you and keep the transaction simple. If you would like to consult or hire an attorney or real estate agent, that is ok. Please understand that you will need to pay for these services.

Do I need to pay any back property taxes on my property before I sell it to you?

In many cases, you do not need to pay the property taxes. We will pay the back property taxes within reason. We will look at the amount of property taxes and may consider them in the price of the property.

Do you close using a title/escrow company?

Most of the time we do not. We like to keep the process simple and get you paid quickly for your property. Under some circumstances, we will use a title/escrow company to handle the purchase of your property for us. We will let you know if this is the case with your property.
